The contract shall be between the property owner and the party leader who will be accepting the conditions on behalf of all persons named on the booking form, once the booking has been made there are to be no changes to the named guests without agreement from the owner.

Only persons named on the booking form are entitled to use the property and maximum occupancy levels are to be strictly adhered to comply with Florida legislation.

Arrival & Departure

Arrival time is after 1700 (5:00 pm) and departure time is 1000 (10:00 am) there may be some flexibility if agreed by owners in advance.

Cancellation

Any cancellation must be in writing and is subject to the following charges :

More than 60 days before arrival date = 50% of deposit

60 – 30 days  50% of total rent due

Less than 30 days 100% of total rent.

It is strongly recommended that travel insurance with cancellation cover is taken out before travel

No responsibility for loss or delay will be accepted by the owners or their agent for any loss or damage caused by events beyond their control , eg strikes, riots, war terrorist activity, airport closure etc.

Security Bond

A deposit of $250 will be required at the time of final payment to cover any damage or loss to the property by any member of the party, this will be refunded within 2 weeks of departure upon receipt of a satisfactory report from the managers and the safe return of keys etc.

Your Responsibilities

You must treat the house and contents with respect and care and any loss or damage must be reported to the management company immediately, any complaint about the property must be made to the management company within 24 hours of any problem arising who will try to put things right .

Unless there is a valid reason the owner and their agent will not be considered liable for any complaint that was not registered with the management company at that time.

Safety

As this home has a pool attached the owners and their agents accept no responsibility for any injury howsoever caused  as a result of the use of the pool. While there are alarms fitted to all entry points to the pool area from the house it is requested that no guest allow unsupervised children to use the pool.
